CHA Partners has unveiled a new 120-unit luxury apartment building in Plainfield, part of a master-planned redevelopment of the city’s former Muhlenberg Regional Medical Center.
Known as The Randolph Apartments, the complex has opened at 1330 Randolph Road at a site that will also include a new community-based health care facility. The property is already nearly 65 percent leased after hitting the market early this year, CHA said, breathing new life into the area after the hospital closed in 2008.
The developer, which is known for repurposing shuttered hospitals, celebrated the milestone on Wednesday alongside Mayor Adrian O. Mapp and other stakeholders.
“CHA’s core principles of honesty, integrity and transparency have allowed us to become one of the most sought-after developers in the state of New Jersey,” William J. Colgan, the Bloomfield-based firm’s managing partner, said in a prepared statement. “We recognized the potential of the former Muhlenberg Regional Medical Center site, and working with Mayor Mapp and Plainfield’s municipal leaders, we were able to execute a strategic development plan that will enhance the overall community. We look forward to an ongoing partnership with Plainfield and future development opportunities.”
CHA said it has achieved the site’s transformation through a partnership with the city, noting that the apartments will complement the newly repositioned, 186,000-square-foot primary and specialty care medical center. Construction for The Randolph began in late 2019, following a process that included environmental remediation and site-wide traffic and circulation improvements.
Those efforts have resulted in the collection of one- and two-bedroom units, with amenities such as a fitness center with a yoga studio, an exterior courtyard and lounge areas, multipurpose event rooms and spaces for pets, according to a news release. The property also boasts a community co-working space with conference rooms and breakout workstations, along with a porte cochere and reconfigured parking areas for residents and their guests.

CHA also cited the site’s proximity to Plainfield’s NJ Transit rail station, Cedar Brook Park across the street and expansive retail options in the immediate area.
“The Randolph apartments satisfies a key need for the community, which has lacked new multifamily residential product for many years, particularly units that feature modern finishes and access to a broad suite of amenities,” said Brian Gretkowski, president of Sparrow Asset Management, which oversees the property management for The Randolph. “This property offers the unique opportunity to be the first residents to live in each unit, and since leasing launched earlier this year, the property has generated resounding interest.”
The developer, meantime, is nearing completion of a new CVS Pharmacy at 1204 Park Ave. in Plainfield, which is set to debut this summer.
