CHA Partners Starts Work on Upscale Senior Living Facility in North Jersey

CHA Partners is building one of its new upscale senior living facilities, a concept branded as LIVIA, in Totowa, New Jersey, and is debuting one in a converted office building in East Hanover.

The healthcare-focused real estate developer, based in Bloomfield, New Jersey, on Wednesday said it has a new senior facility under construction at 205 Minnisink Road in Totowa. CHA Partners also announced it is preparing to launch two additional LIVIA facilities in Ocean and Passaic counties.

LIVIA’s Totowa facility will offer assisted living, memory care, long-term care and short-term rehabilitation services at its new 310,000-square-foot campus. It is slated to open early next year.

CHA Partners’ strategy reflects the real estate industry’s bid to repurpose office buildings into properties that attract more demand, and the fact that the aging U.S. population has created a need for housing for the elderly.

In addition to its Totowa project, the developer has now opened a LIVIA at 1 S. Ridgedale Ave. in East Hanover, a former office building that previously had been repurposed as a senior facility under the name Sycamore Living. The building has now been rechristened as a LIVIA property, the new moniker for CHA’s senior living facilities that stands for “love, integrity, vitality, innovation and accommodation.”

“Though we now have a new name, we are still the same strong team known for providing the highest level of skilled care in a private, innovative, and home-like environment,” Richard Molfetta, LIVIA chief operating officer, said in a statement.

The first phase of the LIVIA senior-living transformation in East Hanover will be operational this month, according to CHA Partners. The 100,000-square-foot facility houses 86 skilled nursing beds and 37 beds for assisted-living residences.

Community amenities at LIVIA include neighborhoods integrated with smart technology, restaurant-style dining, outdoor courtyards, and a “Main Street” showcasing a theater, gaming room, a full-service bar/lounge, a beauty salon and a cafe.

“In developing LIVIA’s mission, we look forward to welcoming a new generation of senior care that prioritizes well being with a focus on a concierge level of service,” Bill Colgan, managing principal at LIVIA and managing partner at CHA Partners, said in a statement.
